Residential Property Fees

Clear and Transparent Pricing

At Streathers, we understand that no two property transactions are the same. Our Residential Property team provides tailored fee estimates at the outset of every transaction before you commit to working with us. We pride ourselves on giving excellent responsive service at a competitive price.

Our estimated fees will reflect the requirements of your transaction and the time we think it will take based on our experience. There are many factors that can vary the cost including:

  • The property value
  • Whether the property is Freehold or Leasehold
  • Whether a Lease needs to be altered (for example extended in terms of years or demise)
  • Alterations, Planning or building regulations issues
  • New Build plot sales or purchases
  • Sales of part
  • Building Safety Act 2022
  • Proposed development of the Property
  • Finance
  • Registered or unregistered land (rare)
  • Timescales for the transaction
  • Conditional transactions e.g. conditional on the grant of planning permission or vacant possession
  • Whether tax advice is required as part of the transaction.

It is difficult to provide a meaningful estimate without details of the property and proposed transaction, but we also appreciate that people want guidance. The following are examples of our typical charges for straightforward residential conveyancing matters in London at the prices indicated. We would stress that these are only indications, and we would be happy to talk to you to understand your requirements and provide a specific written estimate of costs prior to you instructing us.

At the price point of £3,000,001 and above, please contact our Residential Property Team as costs will be considered on a case by case basis.

 

Remortgages and Mortgages

In connection with loans up to £1,000,000 (subject to the Lender not being separately represented) charges would be in the region of £1,500 – £2,500 plus VAT. For loans above £1,000,001 fees are generally calculated at 0.22% of the loan amount, although this may vary depending on the lender’s requirements and the nature of the transaction.

We will set out the basis of our charges, whether an estimate or fixed fee, in our engagement letter so you understand how you will be charged for the specific matter.

Our fee estimate will be based on the lawyer carrying out the work and the complexity of the transaction and our estimates are calculated on the following hourly charge out rates based on experience and seniority:

 

Partner / Senior Consultant £475 plus VAT
Senior Associate £425 plus VAT
Junior Fee Earners £275 to £375 plus VAT

 

All fees shown are exclusive of VAT, which will be charged at the prevailing rate.

The following charges commonly apply in addition to our legal fees:

Administration / E-Conveyancing Fee £25 – £35 plus VAT
Compliance Fee £12.50 – £350 plus VAT

Compliance charges vary depending on the number of parties involved and the level of due diligence required.

 

Disbursements

Disbursements are payments made to third parties as part of your transaction. We collect and pay these on your behalf.

 

Sale Transactions

Additional disbursements may apply for leasehold properties, including landlord’s notice fees, deed of covenant fees, share transfer fees and certificates of compliance.

 

Stamp Duty Land Tax

Stamp Duty Land Tax (SDLT) may be payable on a purchase. The amount depends on:

  • The purchase price
  • Whether the property is your main residence
  • Whether you own additional residential properties
  • Your tax residency status

If the property is in England, you can check the stamp duty land tax payable on the HMRC website.

If the property is in Wales, you can check the land transaction tax payable on the Welsh Revenue Authority website.
